Before a buyer walks through the door, listing photographs determine whether the property earns attention at all.

Stage for the camera and the room

The lens can exaggerate clutter, uneven lighting and furniture scale. It can also flatten an empty room. The best preparation works in both dimensions: photographs read clearly, while the in-person space remains honest and comfortable.

Protect the important sightlines

From the doorway, the eye should understand the room immediately. Keep furniture from blocking windows, lanai doors or the path toward the view. Remove small floor objects and excess side tables that create visual stops.

Use consistent light

Replace failed bulbs and avoid mixing strongly different color temperatures. Clean glass, mirrors and fan blades. Open coverings deliberately rather than automatically; the photographer may balance the interior differently depending on the view and time of day.

Photo-day reset

  • Remove bins, bath mats, toiletries and cleaning products
  • Hide cords, chargers and remote-control clutter
  • Straighten fan blades and turn fans off for still photographs
  • Clear refrigerator doors and countertop appliances
  • Make beds precisely and steam visible fabric wrinkles
  • Clean the lanai glass and reduce outdoor furniture
  • Move vehicles if the assigned parking stall will be photographed
